House Buyers – Harahan LA: We live in a time when people are impatient. They have instant access to many things and aren’t too happy about waiting for response. Recent studies have shown that buyers will make a call about a house, then move on to the next one if they get no response and aren’t able to talk to the seller right away. It’s easy to lose their interest and attention.
This means you must be very accessible to buyers. When you place your ads be sure to put your most accessible phone contacts in the listing. If you have a smart phone and can be reached more easily by SMS or text, say so. Email can be listed, too if that’s the fastest way to reach you. The idea is that whenever a potential buyer sees your listing and wants more information, be ready to talk to them. If they want to come over and take a look at the house, have them give you just a few minutes and let them come on over.

If it takes you 20 minutes to get to the house from work tell them to meet you there in half hour. Then call your spouse, kids, or neighbors who are helping you with your sale, to ask them to take out the trash and do a quick sweep through the house to open the curtains, turn on all the lights, and pick the dirty clothes up off the bathroom floor. If you have pets you will want to have a place for them to go, too, so they are safely out of the way. Many buyers are allergic to pets or are otherwise uninterested in how cute your little FiFi is. By the way, make sure the cat box is always clean and out of the house, and the dog waste has been picked up from the yard as you’ll inevitably want to show off your great backyard deck and patio area.
The main thing to remember is that if a buyer calls, you want to be ready to discuss the house with him or her and be ready to meet them at the house to show it off. Putting buyers off until the next day, or even for several hours may cause them to lose interest and move on to the next 6 listings they see in the neighborhood for about the same price. Be competitive and be ready to sell your house.
